How does tenant screening work?

We run a thorough background check including credit history, rental history, employment verification, and income qualification. You only get tenants who meet the standard, not just whoever applies first.

What happens if a tenant doesn't pay rent?

We handle all rent collection communication professionally and firmly on your behalf. If the situation escalates, my legal background means I understand the Georgia dispossessory process and can move through next steps quickly and efficiently.

Do you work with out-of-state landlords?

Absolutely — in fact, Lakia Mack, Your Investie Bestie™ became a property manager after helping out of state investors acquire property but they had no one (or didn't trust any other person) to properly manage their investment. What are your fees?

There's no cost to get started. Your initial consultation, market analysis, and property listing are all complimentary. You pay nothing upfront.

Our fees are straightforward:

Tenant Placement — one month's rent. This covers everything from marketing your property to screening applicants and placing a qualified tenant.

Monthly Management — 8–12% of the gross monthly rent, which covers rent collection, lease enforcement, property inspections, and more. Have multiple properties? Fees are negotiable.

Lease Renewal — 50% of one month's rent.

No surprises. No hidden costs. Just straightforward pricing from someone who owns investment property too — and knows what every dollar means.

How quickly can you take over management of my property?

Right away. Whether your property is currently managed by another company or already has a tenant in place, our transition process is smooth and straightforward with minimal disruption to you or your tenant.

Can I reach you after hours?

Yes. Our owner portal gives you 24/7 access to your property information, documents, and communications whenever you need them. For direct inquiries, we respond within one business day! And often much sooner.

I don't have a portfolio. I have one property. Do you handle single-family homes?

Absolutely. Whether you own one single-family home or a growing portfolio, we provide the same level of attentive, professional service. We specialize in residential leasing and can handle everything from marketing your property and screening applicants to placing a qualified tenant on a standard 12-month lease — so your property is protected and your investment is working for you from day one.
